Founder · By Referral Only

Joe Stumpf

Author of The Trust Mirror · Pioneer in AI-Powered Coaching for Real Estate

Joe Stumpf founded By Referral Only in 1981 with a single conviction: that the most powerful business any real estate agent or mortgage professional could build was one where every client came from a referral. Not a cold call. Not a door knock. A referral. The kind that happens when someone trusts you so completely that they hand you the most important financial decision in their friend's life without hesitation.

For over forty years, he has taught that trust is built in conversation, specifically in the space between the first answer a client gives and the true one. The 5, 6 and 7 conversation method, the framework at the heart of The Trust Mirror, is the most direct path he has ever found from a client's presenting concern to what they actually value.

Joe is widely recognized as one of the deepest practitioners of large language models in the real estate training space. Beginning in December 2022, he began integrating AI into every dimension of his coaching work, not as a productivity tool, but as a mirror for the quality of human connection. His insight that AI does not create trust but reveals whether trust is actually present became the central argument of this book.

He completed Navy SEAL Kokoro training at age 54 and competed in the CrossFit Games at age 60. He has authored or co-produced over 200 books for real estate and mortgage professionals using a proprietary framework. He leads the Hero Circle coaching community with weekly sessions and six-day intensives.

Joe lives and works from Compassion Ranch in Forestville, California, where he begins each day at 4:30 AM with contemplative time by the fire.

"In a world where AI can answer every question, the one thing it cannot do is make someone feel truly known. That is your edge. It has always been your edge."
